Scope moves the number more than the designer's rate does. A firm quoting full custom carpentry, bespoke furniture and hands-on project management will cost more than one giving design direction for you to execute. Comparing those two quotes is comparing different jobs.

Material grade matters too. A kitchen with laminate cabinetry and standard fittings costs far less than the same layout in solid timber joinery with imported hardware, though both may read kitchen renovation on the cover page. Ask what grade each quote assumes.

Some costs sit outside the headline fee: HDB or MCST permit fees, temporary storage while work is under way and a contingency of around ten to fifteen percent. Confirm whether GST is included, since a quote without it can look cheaper than one with it. Ask what triggered variation orders on past projects and how they were priced.

Payments usually follow milestones such as design confirmation, start of hacking, completion of carpentry and handover, and that ties money to progress. Some banks also offer renovation loans, which are worth comparing with paying from savings. Get every quote in writing and itemised. When an invoice arrives, ask what the number is for.
