A common failure in office fit-outs has nothing to do with the design itself. A design studio draws a scheme, hands it to a separate contractor to price and build, and somewhere in that handoff a detail gets simplified, a material gets substituted, or a budget gets renegotiated after the drawings are already approved. The finished office ends up some distance from what the client signed off on.
Design-and-build is one answer to that problem: one firm takes a project from the first site visit through to handover under a single contract, rather than splitting design and construction between two parties who were never in the same room when the trade-offs got decided.
Trattō Studio, a Singapore commercial design-and-build studio with UEN 53503007W, runs that model for office fit-outs. The firm's name comes from the Italian word tratto, meaning line, which it says reflects the connection between a business and its physical space. Its process runs through six stages: discovery, space planning, design and quotation, approvals, construction and handover.
The studio says the point of keeping design and construction under one roof is accountability: there is "no gap between what was drawn and what gets built." It also argues the model gives a client earlier cost certainty, since a budget is settled before construction starts rather than revised once a separate contractor prices the drawings, and a shorter programme, since design, approvals and ordering can run in parallel instead of in sequence.
Before a lease is even signed, the same studio offers a narrower service: a test fit, which lays a client's actual headcount and layout needs over a shortlisted unit's floor plan to check whether the space can hold the business before the client commits to it. The firm describes the output plainly: a test fit shows "you know it can hold your business before you sign the lease," plus an assessment of how much construction work the unit would actually need.
Once a business is already in a space, a full design-and-build job is not always necessary. Trattō Studio also offers additions and alterations work for occupied offices, where partitions, services and finishes are updated without a full relocation. The firm says this kind of work can be phased or scheduled outside office hours within a building's rules, so a business can often keep operating through the renovation.
For companies that already have their own designer or architect, the studio offers two narrower services instead of the full package: design consultancy, independent advice on a scheme without a construction contract attached, and project management, where the studio coordinates designers, contractors and suppliers against one programme and budget without necessarily having drawn the design itself.
The studio's published project work includes an office fit-out at The Synergy in International Business Park, with open-plan workstations along the windows, a pantry and breakout area, and meeting rooms with acoustic wall panels, and a social and learning space called Social Hub with café seating, a curved booth lounge and training rooms that heavy curtains can divide or open up.
For a company planning an office move or renovation, the practical question to ask any prospective firm, design-and-build or otherwise, is where the handoff points are in their process and who is accountable for closing any gap between the drawings and what actually gets built.
